Building In Timberlakes

I always strongly urge my Clients to contract with a reputable, experienced and licensed General Contractor to help manage and execute a new construction build job. Whether you are building a new home or a cabin, building in a mountain environment requires careful planning, budgeting, and organization. Since a lot of the information on the Timber Lakes HOA website has changed in recent weeks, I've compiled information and resources from the local officials to help my clients and potential buyers understand what fees and processes are involved in a new build project.

  • $20 building plans submission fee to HOA
  • $3.00 per sq. ft. bond prior to construction. $2.00 per sq ft is refunded for all funds over $1,000. The HOA will retain no more than $1,000 if the construction meets CC&R compliance during the duration of construction. Money is refunded when the site is cleaned up and a Certificate of Occupancy presented to the Board.
  • $500 road fee for a dirt road ($2,000 for paved road). This fee accounts for the damage to roads during construction and the cost to repair them. Fees for dirt roads may be refunded after 2 winter cycles, as determined by Road Supervisor and Compliance Board Member.
  • $52.00 per month HOA fee. Accounts for road maintenance and snow removal, common area maintenance/taxes/insurance, equipment repair, and security.

  • $3,500 impact and connection fee
  • $2,240-3940 meter fee, depending on meter size
  • $6,800 special assessment – amortized over 20 years and paid monthly (estimated at $30-40 per month in addition to water usage); this accounts for the Assessment that took place in October 2010 after the completion of the new water lines project. This project will decrease the cost of Homeowner’s insurance once the new Firehouse is built in Timberlakes, as all water lines are up to code and Timberlakes will no longer be a location considered a "fire hazard" by Insurance companies. This fee is a one time fee  and owners either elected to pay the full price before December 2010, or were automatically placed on an amortization schedule with payments monthly on the balance added to their existing usage and fees.

  • Fire suppression systems are required by Wasatch County; costs depend on dwelling size
  • Building Permits $1.00 per square foot (for the entire foot print including garage)
  • $1,700-2,200 Impact Fees, based on square foot. Plan $1700-2200
  • $150 Garbage Fee
  • $75 Temp power Fee
